The law to reform apartment buildings entered into force on 18th June 2013. It allows the administrator to use a new and powerful management and communication instrument: the apartment building’s website.

It contains a calendar to keep the deadlines under control and inform the residents about maintenance works and meetings. From the calendar you can send automatic reminders, in case you wanted the residents to remember the date of a meeting or any other important event.  

Thanks to the apartment building web interface (accessible with personal username and password) all the documents related to the life of the building will be available: invoices, bills, quotations, final balances, payments, etc.Moreover, every resident will have a personal folder, useful to exchange confidential files with the administrator (payment receipts, fiscal information, complaints, etc.). All files can be downloaded in traditional formats or in zip format and can be sent via email or via certified email.

The administrator and the users will also be able to use an app like Dropbox to charge the files in a simple way and stay always synchronized and updated. The app also allows interactions with the most common management software.

There is also a report page to inform the administrator about problems and follow their development. In this way it is simple to report electrical or hydraulic breakdowns and ordinary and extraordinary maintenance works, attaching pictures or comments together with the resolution time and the technical details.

It is possible to manage the alarm and video surveillance systems by accessing video devices and registrations. This service can be activated both for the administrator and the residents.

The system also integrates expense division features: in particular those related to heat and domestic hot water (both warm and cold) allow the remote data capture from the meters and the issue of automatic bills.

 

With just a few clicks the building administrator will be able to: upload, in sections already organized, the personal data of owners and tenants; list estate units with related thousandths; manage meetings; manage in real time the payment status and everything that can be useful in organizing an apartment building. Files cannot be deleted: the data history is kept stored no matter who the administrator in charge is. Moreover the website, in case of small numbers, can be managed by a delegate elected by the residents.
